Position: Real Estate Portfolio Manager
Reports to: Real Estate Management
The Real Estate Portfolio Manager will be responsible for the integral management of real estate investment funds, covering industrial, residential and/or commercial assets, developed for sale or rent. The role includes investment evaluation, financial and operational management of the assets, as well as performance monitoring, reporting, liquidity management and support in strategic decision making at the Fund level.
Monitor the financial and operational performance of the portfolio: IRR, MOIC, sales evolution, KPIs and risk metrics. Oversee the relationship with developers, managers, marketers, etc. Coordinate payments of obligations and other operational commitments of the assets.
Evaluate new real estate investment opportunities, including analysis of projects, real estate companies and construction companies. Develop financial models for investment, cash flow and relevant financial structures. Conduct market research, macroeconomic monitoring and critical analysis of real estate and demographic variables.
Maintain direct relationship with developers, suppliers, banks and strategic counterparts. Participate in commercial, investment and transaction closing meetings.
Prepare internal and external management reports, committee and board presentations. Analyze contracts, tenant financial statements and associated legal documents.
Commercial Engineer or Industrial Civil Engineer. Desired experience: 2 years managing funds in General Fund Administrators. Desirable CAMV Operator certification.
Knowledge of advanced financial modeling (advanced Excel), financial and accounting analysis. Knowledge of the real estate market: trends, demographics, financing structures and project evaluation. Analysis and review of contracts and internal regulations, shareholders' agreements and financial statements.
