Fynsa Sentido: A fund that changed the rules

In December, we closed our first impact fund, following a virtuous cycle that brought about a change in public policy.

The Private Investment Fund Fynsa Sentido marks the end of a particularly significant stage for Fynsa AGF. This is our first impact fund, a pioneering initiative that was launched in 2019 with a clear conviction: that real estate investment can go beyond financial returns and become a concrete tool for social change when managed with purpose, rigor, and a long-term vision. 

Conceived as a real estate investment fund, Fynsa Sentido placed an asset at the service of the Sentido Foundation, enabling the development of a pilot program of transitional housing for young people leaving the state protection system. The initiative provided not only a housing solution, but also comprehensive support, processes of progressive autonomy, social and labor integration, and prevention of homelessness. 

From a strategic perspective, the fund was designed with clear objectives from the outset and a defined life cycle.
"Fynsa Sentido was not just an impact real estate fund. It was a learning experience and a conviction that showed us that investment can generate real change when it is done with purpose, rigor, and long-term commitment," says Pablo Massera, real estate manager at Fynsa AGF. 

The impact of the project went beyond the pilot program. The accumulated experience, measurable results, and evidence generated contributed decisively to a historic legal change, which now guarantees housing and support until the age of 24 for all young people leaving the protection system in Chile. 

For Fundación Sentido, the fund's support was key from the outset.
"Fynsa Sentido was the first source of support that made this program viable. It was the kick-off that allowed us to launch the transitional housing pilot program in Chile and, from there, coordinate many other sources of support," says Margarita Guzmán, director of Fundación Sentido.

Beyond the indicators, the program left a deep mark on the personal trajectories of those who participated.

Our model was based on love, affection, and rebuilding trust. We not only prepare young people for working life, but we also touch their hearts, giving them back the possibility of believing in a different future," adds Guzmán. 

The closure of the fund is in response to completion of its natural cycle. The sale of the asset was a planned and responsible decision, ensuring that 100% of the young people had a defined housing solution and that the main objective—to demonstrate that this model works—was fully achieved. 

The main lesson is that the impact must be sustainable, measurable, and compatible with responsible economic logic. It is not about charity, but about impact investing," emphasizes Massera. 

The end of Fynsa Sentido does not mark an end point. On the contrary, it consolidates lessons learned that are now integrated into the way Fynsa plans new impact initiatives, especially in the housing sector, reaffirming our purpose of create value beyond the financial.
